What are Landlords Legal Responsibilities for Residential Property ?
Landlords obligations apply not only to tenants but also neighbours or visitors.
Under relevant legislation there are broadly 3 main areas of responsibility where a property is let under an assured shorthold tenancy:
1. Structure
This includes :-
- structure and exterior
- Supply of hot water .
- sanitary and drainage installations.
- adequate lighting, heating and ventilation.
2. Gas & Electrical Safety
The Landlord must :-
- ensure that all gas appliances are maintained and in good order
- pay for an annual safety check to be carried out by a CORGI (Council for Registered Gas Installers) registered individual
- keep a record of safety checks and provide a copy to the tenant within 28 days of each annual check
- Ensure that the electrical system is safe to use.
3. Fire Safety
Furniture and fittings must conform to the standards set out in the Furniture and Furnishings (Fire) (Safety) Regulations 1988 which set levels of fire resistance for domestic upholstered furniture.Most furniture will have a label on if the item meets the standards.
